Replotting and Subdividing Land
A subdivision of property is necessary when a new parcel of land is being created. A Replot of Lands happens when the lines of a parcel are redefined or when an existing parcel of land incorporates additional land into it without creating a new, independent parcel of land.
Why subdivide?
People typically subdivide their land so they can sell off a portion. You may want to subdivide land for family, so they can live close by. Or perhaps you want more lots for a housing or commercial development. It is common for home owners to increase the total value of their land by dividing it into smaller lots. A three-lot subdivision is far more valuable than a two-lot subdivision because subdivisions create new tracts of land.
